New Aspiria plan in Overland Park includes go-karts, apartments

A revised plan for the initial phase of work at Aspiria on the expansive site of Sprint’s former headquarters in southern Overland Park now includes an indoor playground and an apartment complex with more than 400 units.

Driving the news: Wichita-based developer Occidental Management last week received approval from the Overland Park Planning Commission for a new preliminary development plan for the first phase of Aspiria, which includes a piece of land on the northeast side of the complex between Nall Avenue and the Jewish Community Center.

entertainment facility: On the northwest corner of 117th Street and Nall, Occidental plans to build a 103,430-square-foot building for Andretti Indoor Karting & Games, an Orlando-based company that operates a chain of go-kart and arcade facilities.

  • Named after Italian-born racing champion Mario Andretti, the entertainment company is known for its multi-level indoor racetracks and other high-tech entertainment.
  • In addition to electric go-kart racing, other Andretti locations offer a variety of fun activities, including laser tag, bowling, virtual reality games, and arcades.

Other new aspects: In the same area of ​​the campus, the developer plans to build a 419-unit residential building and four pickleball courts.

  • The 430,000-square-foot apartment building will be located on the north half of campus at Nall Avenue between 115th and 117th Streets.
  • Additionally, the pickleball courts will be located between an existing Jewish Community Center parking lot and a future building to the southwest.
  • A total of 956 parking spaces are planned between the apartment building and the Andretti complex.

Larger picture: The recently approved plans represent only the first phase of a much larger redevelopment of the former Sprint campus, which spans more than 200 acres and is expected to take years to fully complete.

What’s next: Before construction can begin, Aspiria must obtain approval for this latest development plan from Overland Park City Council.

A new tenant at Aspiria

In addition to new construction plans, Aspiria recently secured another new tenant for office space in the nearby former Sprint buildings.

  • Sethmar Transportation, an Overland Park-based freight brokerage firm, signed a 20,000-square-foot lease on the former Sprint campus with plans to move into the premises in October, company officials said.
  • Sethmar Transportation is just one of several new tenants who have signed a lease in a former Sprint building — the part of Aspiria that Occidental has dubbed “The Campus.”
  • Other recently signed tenants include multi-service technology solutions company TreviPay and international legal and technology solutions company UnitedLex.
